DCM1: AC complete, replaced 20x20x1 filter. System is operating at this time. System appears 1lb low on R410A however due to the amount of build up on blower wheel won’t be able to tell exact refrigerant pressures. Indoor coils are above 35* so they should not freeze but as the blower wheel gets more build up airflow will drop and could potentially freeze the coils. System is under warranty at this time, warranty expires 2026-05-09. Photos and maintenance checklist attached.
Confirmed roof leak isnt from heating and air unit. Identified roof is leaking into the lower corrugated metal roof below the actual roof. That corrugated metal is cut at the HVAC unit. The water is dripping from the corrugated roof onto the ducting and then running under the duct and dripping onto the floor. Couldn’t identify leak point, somewhere water is leaking onto that corrugated roof and then flowing the length of the roof until it leaks onto the ductwork Photo and video attached Removed insulation under duct that had been ruined by water to help identify the leak.
DCM1: Heat complete, replaced 20x20x1 filter. System is fully functional and operating within manufacturer specifications at this time. Found extra filter in return grill, removed filter. Using two filters can cause restrictions in air flow not allowing system to operate to its full potential.
Open return, no return duct work. Offered to clean closet because that is the “return duct” homeowner declined. Blower wheel is clean and coils are starting to rust but overall clean.

Separated motor, fan and housing. Installed and secured new motor into housing and secured fan to motor shaft. Arrived to water and lack of cooling Crawled around for an hour checking roof seams with a water sprayer, Identified leak in roof, video attached Checked system, diagnostics photo attached. RTU #1 is slightly low on refrigerant ( 2-3 lbs ) not to the point where it is effecting the ability of the system to cool. Thermostats in building are reporting a desired AC temp of 73. Both systems are maintaining 73* with duct temps reporting 69 and 71.
