Ohmd through failed high limit/rollout to confirm failure. Replaced high limit and tested system in heat. Heat strips are now operating properly. Amp draws are appropriate. Informed manager that when the heat turns on next winter he will probably smell a burning smell from all the dust the heat strips have collected over the years. (Have not operated in 2+years)

Compressor change out complete. Recovered original refrigerant from system, removed existing compressor and filter dryer. Installed new compressor, new filter dryer, new crankcase heater and new compressor wiring harness. Pressure tested system and used soap bubbles on fittings to check for leaks, no leaks. Pulled vacuum below 500microns and added 5lbs of R22 to system, system is operating properly at this time. Condenser fan motor replacement complete. Removed existing condenser fan motor, unable to remove blades from motor due to the condition of motor shaft. Installed new condenser fan motor, new fan blades and new capacitor. Tested system, system is operating properly in cool at this time. Will need to return to replace rollout switch on heat strips.
Completed start-up with Keith tested operation of equipment confirming the equipment was properly operational with no discrepancies to be documented at this time.

System 4 (office)- was found low on previous visits, system is still low on R410A, running system in a/c can cause indoor coils to freeze. System 5 (near lobby hallway)- condenser fan motor was found failed on previous visits, fan motor is still failed system will not cool, due to age of motor it is unlikely that fan blades can be removed without damaging them recommend getting new fan blades If decide to replace fan motor, high limit switch has also failed not allowing system to heat will need to replace high limit switch to test heating operations. System 6 (kitchen)- compressor is starting fail

Installed new fresh air vent. Sealed fresh air pipe to new vent. Job complete.
Replaced furnace control board and tested operations. System is heating at this time. Temperature split of 39*.
Arrived to thermostat in heat mode set to 79 reading 69. Went to RTU#4 and cycled power. System went through operations, spark igniter was energizing but there was no flame. Checked gas valve for 24v only getting 2.1v. Checked through safeties at control board all safeties are closed. Control board has failed and is not sending 24v to gas valve. Need to replace control board for heat, noticed in previous invoices that RTU#4 has a leak in coils and is out of refrigerant. Due to amount of repairs to make system fully functional in heating and cooling need to get a comfort advisor to give a quote to replace system. Spoke with manager and she would like a quote to replace furnace control board and quote to replace system.
