Unable to perform maintenance due to tree falling on power line. Homeowner reached out to power company, they said it would be 7:45. Will need to reschedule maintenance. (2) 16x25x4 filters. Equipment added.

DCM3: AC complete, replaced (2) 16x25x1 and (1) 14x25x1 filters. Main floor system is operating within manufacturer specifications at this time and refrigerant pressures and temperatures are appropriate for indoor and outdoor weather conditions. Upstairs and Basement systems are low on R22. Upstairs system is low 5-6lbs of R22, system had 4psi at standing pressure. Basement system is low 3-4lbs of R22. Recommend not running either system in A/C due to the potential of freezing indoor coils and causing water issues when coils melt off ice. R22 is no longer manufactured. Basement A/C is from 1989. Upstairs A/C is from 2003.

Removed old equipment and installed new Rheem 2 ton air handler with 2 ton heat pump. Installed new coil safety switch, new disconnect boxes for indoor and outdoor units, new electrical whips for units, new thermostat and new composite pad for outdoor unit. Reconnected supply plenum, high voltage, low voltage, and drain line. Tested system operations in heating and cooling.

DCM4: AC complete, replaced (3) 16x25x1 and (2) 14x25x1 filters. Systems 1,2 and 3 are operating within manufacturer specifications at this time and refrigerant pressures and temperatures are appropriate for indoor and outdoor weather conditions. System #4 is low 2-3 lbs of r22 (no longer manufactured). In April of 2023 system was low 2lbs, leak rate is 2-3lbs every 2 years assuming leak doesn’t increase. Ac and condenser are 17 years old, average lifespan is 10-15 years. Spoke with Patrick he would like to have a comfort advisor out to quote upgrading the system. Recommend not running system in a/c because indoor coils can freeze and cause water issues when melting. * Added $150 to $388 to cover past invoice.

DCM1: A/C complete, replaced 16x20x1 and 20x20x1 filter. Informed homeowner that he does have doubled filters which can cause airflow issues however wanted to leave filter in to keep mechanical closet clean. Found 1in gap between filter and coils where the filter is catching on the wooden rails not allowing the filter to fully cover the indoor coils this means unfiltered air is bypassing the filter causing the indoor coils and blower wheel to get dirty, due to location of indoor unit it is not possible to complete a proper cleaning on blower wheel and indoor coils. Spoke with homeowner about sealing the filter to prevent air from bypassing filter and he decided to do repair. Sealed filter to prevent air from bypassing the filter. System is operating at this time and refrigerant pressures and temperatures are appropriate for indoor and outdoor weather conditions. Photos attached.

Service call. Customer states his auxiliary heat is running to much, upon arrival I started up heat operations on the thermostat. Checked indoor air handler, indoor blower is running and have verified his heat strips are not on or calling inside the air handler. Customer was standing beside me in the crawl space and says his phone app says they are on I’m verifying beside him that no voltage is present at the heat strips and they are not on. Heat pump condensor is working correctly, defrost, contactor, temp sensor and charge are all within manufacturer spec. Diagnosed as faulty thermostat, customer provided t stat asked me to replace it for him. Upon installation customer thought it was a different model and now wants to replace again at a later time. Said he will call back for return visit to replace with right thermostat. System is heating and cooling correctly at this time. DCM1: Started, replaced (2) 14x14x1 and (1) 20x20x1 filters. Indoor system is operating within manufacturer specifications was not able to check refrigerant pressures and temperatures due to everyone leaving. Will need to do a/c maintenance sooner to verify proper operation.

Refrigerant pressures and temperatures are appropriate for indoor and outdoor weather conditions. Found Liebert/server room system low on R22 added 1lb of R22 to system, systems refrigerant pressures and temperatures are now appropriate however due to age of the system multiple part failure is possible at anytime.
