The Rheem heat pump for basement has a grounded compressor, the windings on the inside of compressor has broken and is touching walls of compressor. Compressor needs replaced warranty. Estimate is included
DCM1 Heat Complete. Changed 16x20x1 filter System is fully functional and operating within manufacturer specifications at this time. Heat rise of 50 degrees I did find that the blower wheel and cabinet is extremely dirty filled with dust, which needs to be cleaned. Photos attached. Spoke with charlie and explained everything to him and gave him an estimate.
Arrived to system in heat mode but system was not running, checked for high voltage had 220v checked low voltage and noticed fuse was blown. Replaced fuse and tested system in fan, fan operated properly, tested emergency heat, heat strips operated properly put system in heat mode and fuse blew. Found thermostat wires common and Y1 were placed in the wrong terminal, adjusted thermostat wiring and tested system, system is heating at this time. Leak searched unit #9. Leak searched indoor and outdoor coils, found minimal and inconsistent traces of refrigerant. Need to add R22 to the system to get a confirmed leak however it is too cold to add refrigerant at this time. Will need to reschedule on a warmer day. Manager asked me to look at the lobby and office unit. Office and lobby unit both have cracked heat exchangers. Office is not operational in heat, lobby unit is heating but is having to heat lobby and office due to office unit not operating in heat. Found fresh air intake open bringing in 25* air, closed intake to give some comfort. (More details invoice 12/11/24) 3rd last day

Removed old furnace and installed new rheem 80% gas furnace. Reconnected return plenum, coil, supply plenum, high voltage, low voltage, gas line and vent pipe. Tested system operations.

NO heat on gas furnace in attic - LED flashing 3 for pressure switch stuck closed Tested gas furnace by bypasssing the pressure switch and same code - checked continuity on pressure switch when inducer draft motor was energized and pressure switch closed - finally pulled moles plug off of the control board and reconnected and then checked again and the furnace started up and started heating Control board is starting to act up - furnace is approx. 20 years and needs replacing due to the age and amount of repairs
DCM1: Heat complete, homeowner recently replaced filter. Upon arrival homeowner mentioned system wasn’t working properly so she turned it off. Turned system on and tested operations system is fully functional and operating within manufacturer specifications at this time. Indoor blower capacitor was low 12.5/10.1 spoke with homeowner and she decided to replace 12.5 capacitor. Replaced capacitor and tested capacitor/blower, amp draws are in range and capacitor is reading 12.5/12.5 capacitor is functioning properly. Found dirt build up on the blower wheel, noticed unsealed seams on the return plenum used mastic tape to seal seems. Will need to check blower wheel next visit to see if there is more dirt build up after sealing return plenum. Maintenance checklist and photos attached.
Arrived to confirm serviceability of RTUs 3,4,5. #3: Laundry unit has crack in heat exchanger and has heating disabled through the low voltage controls #4. Lobby unit has a hole in the heat exchanger. #5.
