Heat maintenance. Checked inducer, indoor blower motor both within manufacturer specs. Heat safeties are working as intended. Pressure switch hose and port are clear. Drain line is clear, replaced filter. System is running correctly and efficiently in heat mode. Homeowner has a concern about her air conditioning not blowing as cold as she believes it should. Spoke with her and her husband to let them know we would have to return on a warmer day to get correct pressures and go from there.
DCM1: Heat completed, Changed 20x25x4 System is fully functional and operating within manufacturer specifications at this time. Heat rise of 44 degrees.
Found filters were still wet from when indoor coils froze, removed filters to get an accurate charge reading. Added 3lbs of R22 to system #9 refrigerant pressures are appropriate at this time. Leak searched indoor and outdoor coils, did not see any dye or find leak. Leak could be in the line set or dye has not been sitting long enough. Isolated indoor and outdoor coils, will need to return to check pressures and see which one is losing pressure to identify which coil is leaking and then leak search that coil. System is currently off and will not cool at this time.
Found heat pump #3 located by G35 and G34 . Bad transformer in air handler. Replaced transformer, already has inline fuse, checked amps and cycled unit, operating properly at this time
DCM2: Heat completed, Changed (2) 14x25x1 Systems are fully functional and operating within manufacturer specifications at this time. Heat rises within range.
Arrived to system in cool, went to indoor unit and found indoor coils frozen due to being low on R22. Informed manager and asked if she would like me to vacuum water that is in the drain pan and any that spilled over but water could drip from the ceiling as the rest of the coils defrost. Vacuumed water and Laid towels down to help capture any water from the coils. Ceiling is not dripping at this time but could continue to drip as rest of the coils defrost. Need to leave thermostat off.
Added 7lbs of R22 and dye to system #9. System is cooling at this time however system is still low 2-3lbs of R22 leaving system low could result in coils freezing, line set freezing, less efficient, and short cycling. Quoted 3lbs if system only needs 2lbs will only charge for 2lbs. Spoke with manager she will have to get estimate approved.
DCM1: Heat Completed. Changed 16x25x1 System is fully functional and operating within manufacturer specifications at this time. Heat rise of 45 degrees. Spoke to homeowner about her indoor capacitor being out of range.
The Rheem heat pump for basement has a grounded compressor, the windings on the inside of compressor has broken and is touching walls of compressor. Compressor needs replaced warranty. Estimate is included

Heat rise of 50 degrees I did find that the blower wheel and cabinet is extremely dirty filled with dust, which needs to be cleaned. Photos attached.
