All dehumidifier was unplugged. I plugged all dehumidifier back up and did a dehumidifier test on each climate control building.

Today I arrived to service call. The unit has a stuck/closed TXV metering device. I also noticed no reaction to ice water or Hot water.Club member needs a replacement on TXV metering device for unit. Personnel Christina said she will handled the estimate for replacement of the TXV.

Today I arrived to a service call for clog in drain line. I had to replace condensations pump and unclog drain line also vacuum water from pan. Everything was cleaned and replaced with new condensation pump.

Today arrived at atrium property to do service call. Unit is operating cool but needs refrigerant. The refrigerant is R22 and unit is an older unit. Office needs to check with property owner for comfort advisor to set time to come over to discuss different options.

Replaced outdoor unit with new uni. Tested system operations. Set refrigerant charge.

Leak searched indoor evaporator, outdoor condenser and line set I could get to. Did not find any dye on any components. Unable to check line set going through elevator chase. Leak could be in line set going through elevator chase or too small for dye to leak out of. Refrigerant pressures and temperatures are appropriate at this time however not sure of the leak rate. System is operational at this time. Talked to Tracy because Dorris was not available.

Installed hard start kit and new capacitor. Heat pump still wouldn’t run the compressor. Talke with Trane tech support and they said the compressor or unit would need to be replaced.

Removed old equipment and installed new Trane 3 ton 454b heat pump and air handler. When testing system operations the condenser fan would run but the compressor would not start. Checked all wiring connections, checked for high voltage, checked continuity on compressors terminals and plug wires. Tested amp draw on compressor and compressor is pulling 45amps but not running. Will need to send a technician out with a hard start kit and a new 45mfd + 5mfd capacitor to test it to see if the compressor will kick start.

Office ac 2lbs low R410A. Added 2lbs,checked pressures and delta t. Operating properly at this time. Unit does have a leak that needs to be addressed. Estimate for leak check included.indoor coil leaking. Pictures included.
