Arrived to tenant with high electric bills through summer Checked system performance Thermostat functions as designed, energizes AC on call, turns off when reaches set point, not energizing heat. Indoor unit blower motor is turning off when no call is present. All ducts are attached and none are overly pinched. Amp draw on indoor unit is 4.3 amps, well below the combined RLA approx 9.1 Outdoor unit is turning off when no call is present. Refrigerant charge is proper ( photos attached ). Amp draw on outdoor unit is 10.2, well below the combined RLA of 17.6 System has an 18* temperature split from return to coil Tenant need to contact gas company before winter, home is heated with gas furnace Plumbing leak in vicinity of dryer drain ( photo attached )

Arrived to Gloria Wade Tenant was struggling to understand functions on thermostat. I reprogrammed the thermostat and reconfigured the existing schedule to meet her comfort needs. Tested system, has a 34* heat rise. Took the conditioned space from 74 to 79during the testing procedure.
DCM1 complete; Heat; (2) F14141 replaced. System is fully functional. All components are operating within manufacturer specifications. Gas pressure and temperature rise are within design parameters. Blower motor has been replaced. Ductwork appears to be adequate, return in (2) 12 in to a 14. System is 18 years old. System could be slightly overcharged with refrigerant. System is producing 114* at supply duct. Continue to monitor through semi-annual maintenance
