Arrived today due to 2025 Rheem not cooling which is responsible for the entire house upon arrival thermostat was at 70° with a desired temperature of 62° inspected operation confirming the indoor & outdoor equipment was operational.Once operation was confirmed began diagnostic on the indoor equipment the filter was new not showing any signs of being discolored or clogged.Blower motor was fully operational but displaying an abnormal noise indicating damage has transpired to motor if worsened will cause loss of functionality a quote to replace blower motor has been provided.Capacitor was tested confirming it was weakened a quote to replace capacitor has been provided.Blower wheel was inspected finding it to be extremely dirty when a blower wheel gets dirty it minimizes the efficiency of equipment along with places a strain on equipment and parts which shortens the lifespan of both a quote has been provided to clean blower wheel.Inspected indoor evaporator coil finding it to be extremely
DCM2: AC complete, replaced (2) 16x20x1 filters. Both systems are fully functional and operating within manufacturer specifications at this time. Refrigerant pressures and temperatures are appropriate for indoor and outdoor weather conditions. Spoke with homeowner about adding surge protector on 102 system due to labor warranty expiring and systems location, tried to find out if they had a whole building surge protector told them that if we had to come back there would be a travel fee but would be willing to void fee if they installed another surge protector on system 104. 102- 1 year labor 10 year part 104- 10 year labor 10 year part
Arrived to system not cooling. Found that thermostat was wired improperly, wired thermostat correctly and tested system in cool thermostat had failed. Homeowner had an eco bee, wired in eco bee for cool only, homeowner will need to get eco bee PEK for system to operate in both heat and cool. System is operating in cool at this time.

Installed new Rheem 2.5 ton A/c unit. New composite pad for outdoor unit, new disconnect box, new electrical whip and new security cage around A/c unit.
Repaired gas leak on water heater. Lit pilot light and tested hot water heater. Hot water heater is functioning properly and gas line has no leaks at this time.
DCM1: Heat complete, replaced 14x20x1 filter. System is operating within manufacturer specifications at this time. 0ppms of carbon monoxide in the home. Found that system does not have a water safety, spoke with homeowner she decided to wait. Maintenance checklist attached.

Checked gas line on water heater and found a leak, couldn’t get ahold of homeowner need to get approval from homeowner before making the repair. Photos and checklist attached.

Arrived to thermostat blank, checked for 120v at the indoor unit had 120v. Confirmed 120v going into the transformer however when I checked the 24v side I was getting 0v this means the Transformer had failed and was not converting 120v to 24v. Offered homeowner a new transformer a surge protector and a DCM1 she approved the repairs. Replaced transformer and tested system, system started and is heating currently. Added surge protector wired in parallel per instructions. Will need to return to perform maintenance on system. System is operating at this time.
