Did cooling maintenance on 3 systems, all 3 operating properly. The basement unit is R22, I recommend replacing due to inefficiency and not being able to get Freon.
Old R22 unit is not cooling, owner wants a comfort specialist to come give quote for replacement.
Took drain apart and vacuumed and cleaned evaporator pan, made sure draining properly and pvc in condensation pump properly. Watched it drain and condensation pump operation 4 times. Vacuumed residule water from pan, the drain is working properly at this time. Told homeowner to keep eye on it and call if problem consists.
Owner said condensation pump not working properly and water getting in pan, I checked drain and made sure it is clear, made sure tubing from condensation pump is clear, put water through condensation pump about 10 times and it operates properly, checked safeties again and they work properly. At this time I cannot find a problem with it, it’s operating properly. Opened condensation pump up again and it is clean
Arrived and found upstairs condenser not operating, checked and found 40+5mfd dual capacitor had failed. Replaced capacitor and checked pressures,unit operating properly. Recommended maintenance. Service call fee waived per office.
Customer smelled gas at furnace, found leak at gas valve, all pipe was black iron, no union, had to remove all black iron pipe and gas valve. Put back together and tightened, no leaks.
AC tune up complete, replaced (2) 16x25x4 filters. Systems are fully functional and operating within manufacturer specifications at this time, refrigerant pressures and temperatures are appropriate for indoor and outdoor weather conditions. Temp split of 17*. Photos and maintenance checklist attached. Homeowner mentioned during the warmer part of the day the compressor sounds louder than usual, placed bag on top of outdoor unit to increase pressure and temperature in outdoor coils, compressor amp draws were still in range. No signs that the compressor is starting to fail.
Removed old equipment and installed new Rheem 3 ton A/c and evaporator coil. Installed new supply plenum, new return plenum with 16x25x4 filter, new emergency drain pan, new pan safety switch, new coil safety switch, new condensation pump, new thermostat and new composite pad for outdoor unit. Fixed return duct that was kinked. Reconnected high voltage, low voltage, drain line, and all duct work. Tested system operations in cooling, set refrigerant charge.
