Completed cooling maintenance on 3 systems. Upstairs operating properly, main floor, comfort specialist coming out next Friday to quote replacement. Basement has weak dual capacitor, owner chooses to do nothing at this time. Pictures of main floor included.
Performed a two system cooling maintenance on a two 2023 Rheem the ODT is 60°.Tested overall operation of equipment confirming the indoor & outdoor equipment was both fully operational.There are two 16x25x4 which were gently used but not clogged the filters were not replaced on this visit.Blower motor was fully operational not showing any signs of being intermittent or dropping out.Blower wheel was inspected finding it to be in early stages of getting dirty when a blower wheel gets dirty it minimizes the efficiency of equipment along with places a strain on equipment and parts which shortens the lifespan of both will continue to monitor to help guide when blower wheel cleaning is needed.Inspected wires along with connections not finding any broken, damaged or arced wires along with didn’t find any damaged or loose connections.Drain line was blew out and flushed confirming proper drainage.Flood prevention was present and tested confirming it was properly operating.Once finished evaluati
DCM2: AC complete, replaced (2) 16x25x1 filters. Upstairs system is from 2014 and is operating at this time. Refrigerant pressures and temperatures are appropriate for indoor and outdoor weather conditions however found indoor water safety has failed, outdoor capacitor is out of manufacture specifications 35/5 25.3/2.2 and indoor blower wheel is dirty. Main floor system is from 1994, system is low 2-3 lbs of R22 refrigerant, this means there is a leak inside the refrigerant circuit, running system in AC at this time will result in indoor coils freezing. Found indoor blower wheel is dirty. Basement system appears to have been removed. Spoke with homeowner about systems he requested to send estimates over for repair and to have a comfort advisor come out and give quote on upgrading main floor system.

Tune up completed on 2 systems. Replaced (2) 20x25x4 filters provided by homeowner. Found upstairs and main floor systems both have dirty blower wheels when blower wheels get dirty it can effect airflow and indoor air quality, furnaces are from 2002. UV bulbs on both systems have gone out will need to reach out to manufacturer to give quote on replacing bulbs. Both outdoor condensers are dirty doesn’t seem to affect refrigerant pressures but as coils get dirtier they will cause the system to become less efficient. Recommend becoming a member due to members get outdoor coils cleaned during AC maintenance. Main floor condenser unit was not grounded due to ground wire not reaching ground terminal. Used screw to ground system to outdoor cabinet, ground will work this way but if homeowner wants it in code he will have to get a new whip that will reach the ground terminal. Found upstairs furnace doesn’t have a water safety. Spoke with homeowner and she decided to have both capacitors replaced. Replaced 30/5 capacitor today will need to return to replace 45/7.5 capacitor. Both systems are fully functional and operating within manufacturer specifications at this time. Refrigerant pressures and temperatures are appropriate for indoor and outdoor weather conditions.
