DCM1: A/C complete, replaced (1) 16x20x1 filter. System is fully functional and operating within manufacturer specifications at this time. Refrigerant pressures and temperatures are appropriate for indoor and outdoor weather conditions. Temp split 17*. Photos and maintenance checklist attached.
Arrived to no cool condenser fan motor was running but compressor was reading 0 amps. Tested 30+5 capacitor it was reading 0 and replaced it. Checked indoor temperature split was 17 degrees between return and supply. Refrigerant pressures were appropriate, system functions as designed.
Replaced all registers and cleaned out dryer vent
Removed old equipment and installed new Rheem 14 seer 3.5 ton full gas system. Installed new return plenum with 20x25x1 filter, new emergency drain pan, new pan safety switch, new coil safety switch, new composite pad for outdoor unit and new surge protector. Reconnected supply plenum return box, high voltage, low voltage, drain line, gas line, and vent pipe. Tested system operations in heating and cooling, set proper charge.
Quoted new furnace and air conditioner
Returned to complete maintenance on apartment system, system is running at this time but due to age and condition multiple part failure is possible at anytime. Picture attached
DCM2: Service 1 of 2, A/C, Changed 1- 16x25x1, left other filter was unable to get to the apartment talked with employee at front desk and said the tenant living there was not location and he did not have a key, will need to return to clean condenser, blow out drain and check pressures.
DCM 3: AC complete, replaced (1) 20x25x2, (4) 16x16x2, (4) 16x20x2 filters. Systems 1 and 3 are both fully functional and operating within manufacturer specifications at this time, temperatures and pressures are appropriate for outdoor and indoor weather conditions. System 2’s economizer has failed not allowing the luvers controlling the outdoor air to open causing the system to recycle return air when outdoor temperature is below indoor temperature. Recommend replacing economizer or bypassing economizer. Irregardless of repair system should function properly when outdoor temperature gets above 70*.
Arrived to No Heat / Cool, thermostat not illuminated Furnace power switch in off position. Previous repair on computers, technician must have thought he was turning off the light and turned off the furnace. Switches are now labeled Phot
Call for no Heat system not keeping up, on arrival thermostat set at 73 reading 73, went onto roof and found that system is heat strips only 7.9KW which is about 2 tons of heating, system is a 5 ton system and the heat strips are not able to keep up when temperatures get low, recommend upsizing heat strips but will need a electrician to run a dedicated breaker for the heat strips.
