Replaced 3 amp low-voltage fuses on systems 4, 5 and 6. Tested systems, functions as designed.

Confirmed proper operation of all installed defrost control boards, systems are operating within manufacturer design at this time. Noticed thermostats have been moved off schedule and to a lower heat temperature roughly 60*-61* by someone other than Dobbs.

Returned to replace pump plastic that was chewed up by rodents and leaking inside of G building, ran a new line from pump to outside and secured to the line set tested pump and system is draining properly at this time.

Arrived to No Cool Building G, System #8, plastic condensate line has been compromised, water when pumped through condensate pump is leaking into adjacent unit. Need to contact the owners of that unit so a repair can be made to the pump plastic. Building N, System #11, reset breaker, possibly tripped from recent storms and tested system. Functions as designed .

Cleared drain pan and drain line. Installed new water safety and tested. System is cooling as designed.

Replaced existing transformer, disconnected both high and low voltage. Installed new transformer, wired in high voltage, wired in low voltage and installed 5 amp fuse to protect the transformer. Tested system. Found tree growing out of outdoor unit. Removed tree and tested again, system is cooling. System is 23 years old.

Identified clogged drain on AHU #1. Drain line has larvae in it. Cleared the other drain line beside it. Wasn’t clogged but wanted to ensure no larvae were beginning to clog it

Cleaned blower wheel, housing and motor. BLOWER MOTOR COULD FAIL AT ANY MOMENT. System is currently operational, observed fan operation for over 20 minutes while cleaning up and writing invoice and fan continued to perform as designed. Operational amp draw is elevated on blower motor 5.9 / 6.8 but below listed RLA. Fan and blower were extremely dirty, parts of a filter were found in the wheel. Cleaned with detergent and brushed dry the motor and blew dust out with air compressor. Photos attached.

2nd Floor : furnace tagged as failure to cycle. Tightened flame sensor bracket. Tested system 3 times, system functioned each time. Heat rise is 25-55*, current heat rise 30*. Diagnostics attached. Tested for leaks with electronic and micro-bubble leak detectors. No leaks identified. Filter was dirty. Filters are undersized for system capacity. 1st Floor : System had exposed ice at piston and frosting at drain line port. Furnace fan motor and blower wheel are extremely dirty. Fan is binding and failing to turn, witnessed this occur twice while I was working on 2nd floor furnace. System will freeze if allowed to operate. System turned off at thermostat. Both systems are drained into singular condensate pump. Condensate pump is not wired into either systems low voltage. iIn the event of condensate pump failure, the systems will continue to operate and water damage will occur to the second floor ceiling.
